Development Associate
Overview:
Aligned Solutions is seeking a Development Associate for a well respected company. Support the Senior Development Manager in executing a diverse pipeline of real estate development projects from concept through completion. This role involves managing various phases of multiple projects, coordinating with internal and external stakeholders, and ensuring deliverables align with schedule, budget, and strategic goals.
Key Responsibilities:
Assist in managing development projects through all phases under the guidance of the Senior Development Manager.
Coordinate consultants and internal team members to compile documentation necessary for obtaining entitlements and building permits.
Gather and assemble data required for underwriting acquisitions and existing assets; collaborate with analysts to prepare financial models.
Interface with internal departments (Operations, Marketing, Finance, Legal, IT, Accounting) to align on project requirements, designs, and budgets.
Prepare and maintain project budgets, schedules, and execution strategies, including entitlement processes and permit approvals.
Identify project risks, propose mitigation strategies, and implement plans to ensure project success.
Support the selection and oversight of design teams, including initial budgeting, design development, and construction documentation.
Monitor project progress against timelines, budgets, and goals. Communicate status updates and coordinate with accounting on variances.
Maintain pre-construction and construction-phase schedules, tracking milestone dates and deliverables.
Collaborate with project and construction managers to ensure alignment on timelines and responsibilities.
Manage project cost tracking and cash flow forecasting to ensure financial discipline.
Prepare and present monthly development reports to the executive team.
Document and distribute meeting minutes for all consultant meetings, ensuring actionable items are tracked and completed.
Coordinate branding and marketing efforts related to project development.
Oversee the permitting process and secure all necessary approvals.
Work with legal counsel to negotiate and execute consultant agreements.
Manage consultant contracts for compliance with terms and deliverables (excluding marketing agreements).
Perform other duties and special projects as assigned to support development initiatives.
Qualifications:
Bachelor’s degree in Architecture, Economics, Real Estate, or a related field.
2–4 years of experience in real estate development or architecture.
Proficiency in Bluebeam and other relevant tools.
