Property Accountant

My client is seeking a detail-oriented and experienced Property Accountant to join their team. The Property Accountant will be responsible for managing the financial aspects of the property portfolio, ensuring accuracy, compliance, and efficiency in all accounting processes related to real estate assets.

Key Responsibilities:

  1. Financial Reporting: Prepare accurate and timely financial statements, including income statements, balance sheets, and cash flow statements for each property within the portfolio.
  2. Budgeting and Forecasting: Collaborate with property management teams to develop annual budgets and forecasts. Monitor performance against budget and provide variance analysis.
  3. Accounts Payable and Receivable: Oversee accounts payable and receivable processes, including invoice processing, rent collection, and tenant invoicing. Ensure timely payments and accurate recording of transactions.
  4. General Ledger Management: Maintain the general ledger for each property, recording all financial transactions and ensuring compliance with accounting standards and regulations.
  5. Reconciliation: Conduct regular bank reconciliations and reconcile accounts receivable and accounts payable balances.
  6. Tax Compliance: Assist in the preparation of tax returns and ensure compliance with all tax regulations related to property ownership and management.
  7. Financial Analysis: Analyze property financial performance, including ROI, occupancy rates, and expense trends. Provide insights and recommendations for improving profitability and efficiency.
  8. Lease Administration: Work closely with the leasing team to ensure accurate lease administration, including rent escalations, lease renewals, and tenant improvement allowances.
  9. Audit Support: Assist with internal and external audits by providing documentation, explanations, and support as needed.
  10. Ad Hoc Reporting: Prepare ad hoc financial reports and analyses as requested by management.

Qualifications:

  1. Bachelor's degree in Accounting, Finance, or related field.
  2. CPA certification preferred.
  3. Minimum of 2 years of experience in property accounting or real estate finance.
  4. Proficiency in accounting software (e.g., Yardi, MRI) and Microsoft Excel.
  5. Strong understanding of accounting principles and practices, particularly as they relate to real estate.
  6. Excellent analytical and problem-solving skills.
  7. Ability to communicate effectively with cross-functional teams and external stakeholders.
  8. Detail-oriented with a high level of accuracy.
  9. Ability to work independently and prioritize tasks in a fast-paced environment.
  10. Knowledge of tax regulations and reporting requirements for real estate entities.
