Title: Operations Manager, Landscape and Exterior Services
Location: Atlanta, GA
Our client is a Real Estate Investment and Asset Manager with a strong portfolio of Office, Retail and Multifamily properties in key markets across the US. They engaged BraveView to find them an Operations Manager who will be responsible for establishing a new department within the company with the goal of providing high quality exterior services to a portfolio of properties owned and/or managed by our client.
These services include Landscape Maintenance, Porter Services and other exterior property maintenance services that can be offered such as light replacements, pressure washing, basic repair, painting and other services that improve the overall condition of the asset.
This position will implement policies and procedures, will manage the crews directly, set objectives, measure performance by establishing KPI’s, manage the schedule, manage labor hours, establish crew routing, define equipment needs, identify vendors, cross train employees on best practices and safety and will be in charge of the delivery of services for a portfolio of Office, Retail and Multifamily properties in the greater Atlanta market.
This position will complete activity reports and provide the executive team with he overall monthly performance of this department.
An ideal candidate will be someone who has a landscape operational background having provided similar services with success for commercial properties. They will be experienced with understanding the goals set forth by management and will be responsible for identifying the best way to achieve goals. The client wants to hire someone who can input their ideas to provide measurable results based on high quality, consistency and safety while doing it in a cost efficient way. The purpose of this role is to bring these functions in house which allows for greater control, higher quality at a reduced cost and then to offer these services to other property managers who can benefit.
Training staff or crew members will be very important as the key is to teach and to grow employees in order to retain them. Currently, there are 16 technicians on staff.
Once the Atlanta market is operating well, the company looks to establish these in house services to other markets such as Charlotte, Birmingham, Chattanooga and other markets where they have a presence.
The goal for this position is to grow and take on more responsibility as this department grows. At first, it will be very operationally focused, more boot on the ground as they fine tune operations and prepare to scale it so we are looking for someone who will own this responsibility in order to succeed.
Compensation and Benefits: Base Salary ranging from $80-110k annually with bonus up to 15%, Company Vehicle and Gas Card, Health, Vision and Dental Insurance, 401k Match, Cell Phone, Lap Top, PTO of 2 weeks plus National Holidays.
A Candidate must have a clean Drivers License and pass a Drug Test and Criminal Background Check.
