Site Development Manager

The Site Development Manager is responsible for the evaluation and development of Tier 0TM data center sites, including site identification, site due diligence, full project development, and successful handoff to engineering and construction. The position is ideal for someone that is both flexible in a demanding and ever-evolving work environment, yet organized and self-motivated.

Primary responsibilities include:

  • Work collaboratively with origination team to lead due diligence of new data center sites, and serve as an intermediary between origination and site development teams
  • Help to create a framework/checklist for effectively evaluating new data center sites
  • Manage cross functional team of internal and external subject matter experts
  • Responsible for de-risking projects to ensure finance-ability
  • Support commercial negotiations and take the lead on key development provisions
  • Assist in creating an overarching site development strategy
  • Represent Compute North at local stakeholder meetings, present project information in public forum settings
  • Negotiate agreements with project landowners to secure land and cure title encumbrances
  • Develop and maintain relationships with key development partners and ensure timely completion of contractual terms
  • Develop and maintain relationships with key third party development consultants, including environmental, interconnection, legal counsel and development engineering firms
  • Perform market research to target specific power markets and to understand timelines, risks, and mitigation strategies
  • Accountability for and maintenance of development project schedules and budgets
  • Maintain site development CRM, when applicable; prepare summaries and reports for sales support and internal reporting
  • Establish and implement site development tools, best practices, and standardized processes

Education & Experience Required:

  • 4+ years of project or land development experience
  • Bachelor's degree preferred

Knowledge and Skills:

  • Strong relationship building, project management, and organizational skills
  • Must be able to work effectively in urban and rural settings across the US
