Your New Role

The Financial Analyst reports directly to the Vice President of Acquisitions and Vice President Investments and works closely with the President and Vice President Asset & Development Management, and collaborates with team members from all departments. In this comprehensive role, you will be actively involved in all facets of the company’s real estate acquisition, management, and disposition processes covering asset classes including but not limited to industrial, multi-residential and retail in markets across Canada.

Specific responsibilities of the position:

  • Create and maintain financial analysis and underwriting in MS Excel and Argus Enterprise related to potential investment opportunities in all asset classes (multifamily, industrial, and retail), including detailed cash flow projections, rent roll analysis, lease rollover analysis and other relevant analyses;
  • Prepare market and property commentaries capturing information such as demographics, sale and lease comparables, competitor positioning, economic information, and real estate market fundamentals to confirm initial underwriting assumptions;
  • Conduct due diligence by studying leases to determine landlord vs. tenant responsibilities, review tenant estoppel certificates. Study financing/loan agreements, mortgage documents, partnership agreements, corporate financial statements, and tenant credit profiles;
  • Review appraisals, property condition and environmental reports for application to underwriting;
  • Assist in the preparation of mortgage financing and investor packages; and,
  • Prepare various acquisitions reports, including company pipeline reports that reflect current acquisitions activity; and assist the asset management team with portfolio performance analysis and reporting to investors and partners.

What Sets You Apart

The ideal candidate will need to be a results-oriented, financial analyst with at least 2 years’ experience in commercial real estate analysis and underwriting. The ideal candidate should have an Undergraduate degree in Finance, Real Estate, Accounting, or equivalent experience. Candidates will have a blend of the following:

  • Experience analyzing and underwriting a broad range of property types;
  • Experience working with real estate valuation theory and financial modeling tools including Microsoft Excel and Argus Enterprise; and,
  • Additional experience working in other corporate real estate functions, including: asset management, lease management, valuations, acquisitions, loan origination, development, management and operations would be beneficial.

Successful candidates will possess the following personal skills and attributes:

  • Strong analytical skills and knowledge of accounting, budgeting and valuation techniques for real estate;
  • Hard working and energetic with the capacity to manage multiple tasks and a willingness to respond to demanding deadlines;
  • Strong attention to detail;
  • A strong team player who has the adaptability, ability and tenacity to tackle issues and seek solutions from a variety of perspectives;
  • The ability to work independently as needed;
  • Excellent written and verbal communication and organizational skills;
  • An ability and willingness to execute within critical timelines;
  • A proven ability to exercise a high level of integrity in all business transactions;
  • The potential and desire to grow and take on increased responsibility within the organization; and,
  • A strong, confident personality that can function effectively within a demanding, success-oriented, customer centric corporate culture.
