We have an exciting opportunity to share with you! ELM Developments entitles, builds and manages commercial and residential real estate projects and delivers stellar long-term returns for investors. Due to growth, they are seeking a Director of Development to join their dynamic and entrepreneurial team, overseeing an investment pipeline of primarily purpose-built rental developments.

Your New Role

Reporting to the Investments Director, the Director of Development will drive the full cycle of these projects from acquisition to occupancy which includes as (1) asset manager, preparing, presenting, and executing business plans, (2) development manager entitling land, and (3) project manager, collaborating with ELM’s construction team to deliver and stabilize projects on time and on budget.

The pipeline is currently 2000+ units in various stages of development and you will take full ownership of the investment pipeline.

What Sets You Apart

You are an experienced individual with at least 7 years in large-scale high-rise and mid-rise residential / mixed-use real estate development, with progression into the management of complex development projects. You must have experience developing purpose-built rental projects in the Greater Toronto Area. Institutional experience and low-rise asset experience is considered a huge asset. You must be able to take a project from beginning to end and be excited and passionate about actually doing the development. You will be fluent in the local planning approval regulatory / policy framework, associated municipal processes and actors, high rise process, etc. You must have excellent people and project management skills, reporting experience, and the ability to prioritize multiple projects, relationships, tasks, and deadlines. You have established relationships within the real estate industry and can build trust, confidence and rapport with diverse stakeholders, especially during challenging negotiations.

Above all else, you have a strong entrepreneurial mindset and can ‘think like an owner’. You ask good questions, challenge the status quo and a ‘let’s figure this out’ attitude. You also have a ‘sleeves up’ mentality and are self-motivated, career-focused, results-driven and passionate about making an impact and delivering results. This position will suit somebody who can think outside the box, doesn’t want to just ‘stay in their lane’ and has the breadth and depth of experience to make strategic and big picture decisions.
