Your New Employer
As the Residential Property Manager, you will be responsible for managing the daily operations of their new development, 88 Bathurst Street, a 312,000 GSF mixed-use project with 307 luxury rental residential units, 55,000 SF of boutique office space, and 26,000 SF of high-end retail. This will include managing the team members and daily activities, achieving established budgeted financial and operational goals, and ensuring that the operation of the property complies with Hines’s policies and procedures
Your New Role
As the Property Manager, you will empower and support your team by providing the necessary tools and resources for success, while fostering a collaborative, team-driven environment where everyone thrives.
You will play a key role in shaping property budgets by analyzing financial data, evaluating market trends, and forecasting future performance. You will help the property reach its revenue goals by setting competitive rent rates, ensuring timely rent collection, and managing financial transactions, including bank deposits and detailed monthly financial reports.
You will oversee the leasing process by approving resident applications, managing lease renewals, performing inspections, and handling any necessary evictions or late fee collections—all while ensuring compliance with lease terms.
Ensuring your resident retention by responding promptly to complaints and service requests, and making sure issues are addressed quickly and professionally will create a positive living experience.
As the face of the property, you will conduct tours, provide updates on property performance, and ensure your tenant’s needs are met with timely responses and transparent communication.
The property manager will provide ‘white glove’ service by delivering regular performance updates, responding quickly to concerns, and addressing any issues with a sense of urgency and professionalism.
You stay active in local apartment associations to ensure compliance with jurisdictional requirements and stay ahead of industry trends to keep your property running smoothly.

With over five years of experience in residential community and property management, specifically managing luxury, mixed-use assets, you have demonstrated the ability to oversee high-end properties effectively.
Expertise in property management software, especially with residential tools such as Entrata, or YARDI, combined with proficiency in Microsoft Office, equips you to handle complex reporting and operational tasks seamlessly.
You are not only experienced in property management but also capable of conducting property inspections and responding to emergencies, ensuring safety and operational excellence.
Having strong verbal and written communication skills sets you apart in managing resident relations, negotiating with vendors, and providing clear reports to stakeholders, contributing to overall client satisfaction.
