About The Opportunity

Two Senior Project Manager (SPM) opportunities are available and will be dedicated to Mayfair West, a 14-acre, transit-oriented site in Vancouver’s Oakridge neighbourhood and Brentwood Block, the first pedestrian-focused, 7.9-acre master planned community in the heart of Brentwood.

The SPM works in conjunction with the VP of Construction and the Development Team to provide construction-related services for predevelopment and preconstruction activities. Overseeing active projects managed by the Vancouver Development team, you will ensure project visions are executed with high quality and within timelines. Working closely and/or leading a diverse team of consultants, contractors, city agencies, and stakeholders, you will establish strong industry relationships, prepare accurate construction estimates, maintain project schedules, manage hard cost budgets, review project drawings and specifications, and coordinate the design and construction process from start to finish.

Your role includes handling the General Contractor RFP and selection process, managing early procurement tasks, and coordinating with the General Contractor throughout pre-construction and construction. You will attend key meetings, maintain project documentation, review shop drawings, and coordinate tenant work. Additionally, you will manage contract administration, including negotiating and administering contracts, managing claims, and reconciling cash allowances. Overseeing the commissioning process, obtaining necessary permits, and implementing warranty systems are also crucial. You will work collaboratively to support marketing programs related to site construction and assist with condo purchaser claims. You will participate in development meetings and may be asked to conduct due diligence for new acquisitions as well as implement repositioning programs. As SPM, you will be a health and safety champion ensuring the site and GC comply with legislated and Grosvenor health and safety standards.

What Sets You Apart

You hold a Bachelor's degree in Engineering or a comparable degree in Construction Management or a related field. You have a proven track record of successfully managing mix-use projects throughout the construction life cycle and will be comfortable with in-field activities as well as office management. You possess a thorough understanding of construction operations and procedures, including building codes, and have practical knowledge of electrical and HVAC systems for commercial and residential projects. Your expertise extends to construction materials, labor costs, project scheduling software such as Primavera, and a comprehensive understanding of construction drawings and specifications. You excel in written and oral communication and demonstrate effective reasoning abilities. Experience leading an internal team of project coordinators and/or managers will be as asset.

The expected base salary range for this role is $140,000 to $200,000. Actual offered salary will depend on experience, skills, qualifications and internal equity.
