About The Opportunity

The VP Development will be dedicated to the execution of the first pedestrian-focused, 7.9-acre master planned, multi-phased community in the heart of Brentwood. Through its innovative design and vision, Brentwood Block aims to become a thriving, inclusive, mixed-use community with approximately 3,500 new homes, including 2,450 rental homes, a new urban, multi-storey community centre and approximately 250,000 square feet of commercial space on transit. Significantly, this will be one of the first projects of this scale to be entirely pedestrian focused, with all cars accessing the underground from the site’s periphery. The master plan also incorporates an abundance of green and public space, with over half of the site designated as courtyards and plazas for both residents and the general public, including landscaped trails for pedestrians and routes for cyclists.

This position reports to the SVP, Development and will have managerial and mentorship responsibilities for a small development team ranging in seniority. As VP Development you will take charge of leading and motivating third-party development and consultant teams through the zoning, design, and implementation stages of projects. You will be responsible for obtaining necessary permits, managing budgets, and ensuring the successful execution of large multi-phased, mixed-use developments in collaboration with the VP of Construction. Your role will also involve coordinating project progress to maintain the original vision, negotiating legal documents for senior management approval, and managing relationships with development partners and public entities.

In this multifaceted position, you will work closely with the Asset Management and Marketing teams to achieve property leasing objectives, prepare development project reports for senior executives, and transition projects into asset portfolios. Additionally, you will assist with tenant lease negotiations and support the Asset Management team during the initial property lease-up phase. Your efforts will ensure seamless project transitions from development to asset management, contributing to the overall success of our projects.

What Sets You Apart

You are an accomplished development professional with a track record of success in executing complex, residential-led, mixed-use developments. Your experience includes a strong focus on rental residential projects. You possess a deep understanding of the entitlement and development process and are adept at analyzing proforma data, including construction costs and revenue projections. Your expertise extends to developing and maintaining budgets and schedules, and you have a thorough grasp of construction drawings and specifications.

Your ability to think laterally, solve problems creatively, and negotiate effectively enables you to understand the motivations of external parties and secure favorable agreements. Furthermore, you excel in managing large, multi-disciplinary consultant teams, integrating their contributions into a cohesive and successful project vision.

The expected base salary range for this role is $220,000 to $275,000. Actual offered salary will depend on experience, skills, qualifications and internal equity. In addition to base pay, eligible employees participate in incentive compensation plans, based on individual and business performance as well as a comprehensive range of health and wellness benefits.
