real estate company that specializes in acquiring, managing, developing, and investing in retail, industrial, and office properties across Western Canada.

Your New Role

As Senior Property Manager you will develop and build the property management/operations side of a growing business along conducting day to day property management responsibilities.

You will be responsible for a mixed-use portfolio of commercial properties in Alberta and B.C. and is accountable for the management of the properties and people, including building operations and administration, tenant relations, tenant improvements, and budget/financial management and reporting. This includes proactive site management of assigned properties while providing exceptional customer service and fostering positive long-lasting tenant relationships.

Key Responsibilities:

  • Property management: respond to tenant inquiries, manage repairs and maintenance, contract management (tender and manage), oversee and manage TI’s, Landlord work and major projects, conduct property inspections, review financials and provide variance commentary for monthly/quarterly reports, and develop operating procedures for the buildings.
  • Leasing: lease administration including drafting all leasing documentation.
  • Accounting: AR administration and rent collection, invoicing review, coding and approval, budget management development and administration, creation of tenant rent schedules, YE recovery reconciliation (full cycle from creation to tenant send out), rent roll creation and maintenance,
  • Operations: create, develop and implement property management systems for the operations side of the company.
  • Management: provide leadership and training to the property administrator and junior property accountant. Oversee outside contractors and maintenance staff.
  • Acquisitions/sales: estoppel preparation, SOV review and assist accountant with preparation, manage property onboarding and set-up, and off-boarding and transition.

What Sets You Apart

The ideal candidate brings five years of property management experience in commercial and industrial portfolios, with a strong foundation in budgeting, forecasting, operating expenses, and rent collection. You are confident in variance analysis, financial review, and have expertise in operational procedures, maintenance, construction, and contract negotiation. A post-secondary background in business or real estate is preferred, with an RPA or CPM designation as an asset. You communicate professionally, manage time effectively under pressure, and are proficient in Microsoft Office and PM software. A valid driver’s license is required.

You are a proactive self-starter with a strong focus on tenant relations and retention. You take pride in resolving issues promptly, effectively, and cost-efficiently, always maintaining a high standard of service. With a “can-do” attitude, you’re ready to jump in and contribute wherever needed.
