Construction & Operational Project Manager

Our client is searching for a capable professional to support our economic development projects throughout the State. They accomplish these goals by constructing, owning and leasing projects, issuing bonds and borrowing or lending bond proceeds to finance acquisition and improvement project costs.



*Assist with preparation and delivery of solicitation documents, bidding documents and RFI’s

*Assisting with all phases of construction projects

*Attending project meetings as company and client representative*Building and managing collaborative working relationships with contractors, architect and facility user/tenant

*Updating facility users/tenants on buildout progress throughout the project

*Reviewing progress billings and assist with negotiations for any necessary revisions

*Assisting with oversight of strict buildout schedule, ensuring deadlines are met

*Assisting in management of project closeout, including as-built updates and project handover

*Reviewing all lien/claim releases to ensure they are executed by all requisite parties

*Maintaining accurate project notes and project files

*Report directly to the company’s Director for Development on project progress and challenges

*Drafting and tracking project budgets, purchase orders and schedules

*Assist with contract negotiations and contract disputes

*Drafting and assisting in the drafting of operating procedures and operational hand off documents

*Following up on warranty and guaranty issues post project completion

*Coordination of end user vendors and service providers with ongoing construction projects

*Operational management of post-construction projects

*Preventative maintenance compliance, tracking and follow up

*Operational Project repair and replacement compliance, tracking and follow up

*Project operations budgeting and procurement of service

*Coordination of operational project communications between end-users and service providers

Desired Skills and Experience

*Bachelor’s degree required (BA; BS), Construction Management, Architecture or Engineering a plus

*Five (5) years’ experience in construction management, especially with the general contractor as construction manager at risk project delivery method

*Dependable transportation, valid driver’s license and willingness to travel

*Exhibit superior client/contact service skills, manage deadlines well, maintain a professional appearance and pay close attention to details

*Proficiency in MS Excel, Word and Project and various other construction management software required

*Demonstrate the ability to communicate verbally and in writing clearly and in a grammatically correct fashion

*Candidate must be bondable with a clear driving record

*Maryland resident preferred

*Experience with project operational management and real estate management preferred

*Basic knowledge and experience with economic development principles a plus
