Our client is a Boise, ID based, real estate investment, development, and property management platform with a $1 Billion portfolio of multi-family assets across the Western United States. The Project Manager is responsible for managing and coordinating all necessary project resources and documentation throughout the entire project lifecycle. This includes the maintenance of budget and schedule, and the management and administration of all contractual requirements, agreements with trade partners, purchase orders, meeting minutes and shop drawing logs. This individual also manages risk, insurances, general work performance and quality, and overall team progress against the project plan through consistent communication and collaboration with the owner and project team members. This position is in Boise, ID with 50% travel. The Project Manager will report to the VP of Development.


Primary Responsibilities:

• Work with modular factories, subcontractors, and vendors to estimate and produce project budgets

• Update project budgets in real time as design evolves through pre-construction

• Administer subcontractor bidding process

• Produce clear, thorough, and accurate scopes of work based on the design documents

• Organize and administer a well-planned purchasing process to mitigate supply chain delays

• Complete the buy-out process in a manner which permits the timely flow of work and prevents budget issues

• Provide leadership with the Superintendent to produce a clear, thorough, and accurate baseline schedule

• Track events, impacts, and changes in the schedule to allow for the management and prevention of delays

• Track all Proposed Change Orders and communicate cost impacts to development team

• Manage and distribute organized and efficient Monthly Progress Reports to senior management

• Assemble and review subcontractor pay applications

• Consistently manage the cash flow of the project

• Coordinate and manage all project meetings including OAC’s, subcontractor meetings, precon sessions

• Manage the submittal and RFI process

• Develop and maintain subcontractor and vendor relationships

• Work with third party consultants to mitigate and fix quality control issues



• Bachelor’s degree in Construction Management, Civil Engineering, or applicable discipline

• 5 years of relative experience in multifamily construction

• Modular construction experience is desired

• Excellent organizational skills and attention to detail

• Ability to consistently analyze and execute financial trade-offs which frequently involve dealing with incomplete data and ambiguity

• Ability to constantly multi-task and handle competing priorities

• Ability to manage and embrace change, work in an entrepreneurial environment, respond and adapt to new processes and new ways of looking at old problems

• A strong sense of urgency and initiative, able to quickly study and react to complex issues

• Problem-solving skills and the ability to confidently and decisively take action

• Team leader with excellent diplomatic and communication skills, able to handle and resolve conflicts in a firm but fair manner


Location: Boise, ID

Salary: TBD, depending upon applicant experience and qualifications
