Director of Mortgage Lending

Reports To: VP OF Lending




Primary responsibility is to strategize, direct and manage the growth activities of the Mortgage Lending Department and its team members. Drive short term and long term origination and operations strategies and evaluate current and/or future real estate programs for current and/or future members. Manages and directs team to ensure mortgage loan production, processes, policies and procedures meet standards and guidelines and State and Federal compliance rules and regulations. Support compliance and internal audits by reviewing records, documents, loans, policies and procedures, in accordance with regulatory and policy requirements.



 Production & Operations:

  • Manages Projects, reviews and analyzes performances against programs, quotas and plans to determine productivity effectiveness.
  • Possesses knowledge of local residential real estate market trends in each region serves.
  • Analyzes performance, productivity and profitability of Mortgage Banking unit.
  • Oversees and executes external business development / recruiting strategy.
  • • Designs and recommends mortgage marketing products and/or programs and campaigns in conjunction with the Marketing Department to maintain/establish awareness and promote products.
  • • Provides Management with key information, data and reports.
  • • Continually assesses service delivery standards against goals
  • • Creates efficiencies in production workflow. Ensures team meets quality control expectations for inputting loans for underwriting, processing and closing in order to achieve overall department goals.
  • • Recruits, interviews and selects high-performing employees.
  • • Manages budgets and expenses.
  • • Recommends mortgage policy, products or service enhancements to improve member/customer satisfaction and origination potential.
  • • Works with Investors such as Fannie Mae, FHA, USDA, HUD, and Correspondent Lenders.



  • Maintains and monitors all loan servicing functions for compliance with regulations while meeting the credit union’s member service expectations.
  • On an ongoing basis, monitors, reviews, and interprets laws and regulations that impact the credit union’s mortgage lending compliance requirements and recommends process and policy adjustments as needed.
  • Evaluates the mortgage lending policies, procedures, products and programs to ensure compliance with applicable laws and regulations.
  • Makes recommendations and participates in developing/updating mortgage lending policies and disclosures where appropriate.
  • Manage and monitor asset protection strategies.
  • Directs the maintenance and reporting to required agencies for HMDA, ECOA, and any other responsible agencies as required.
  • Monitors the preparation and file retention of all loans, including, originated, closed, cancelled or denied to ensure compliance with the retention policy contained in the Quality Control Plan.
  • Implement recommendations and required corrective action from IA and QC.
  • Understand and support the mission, vision, and values while ensuring and abiding by the policies and procedures of the CU.
  • Other duties may be assigned as needed.


Management Responsibilities:

  • Manages Mortgage Lending and Operations staff.
  • Is responsible for the overall direction, coordination, and evaluation of this team.
  • Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws.
  • Responsibilities include training employees; planning, assigning, managing performance and directing work while driving employee engagement.
  • Ongoing coaching and leadership development of direct reports.

  • Ability to interpret a variety of instructions/documents from written form, and deploy sound business methodologies (including, but not limited to, Loan Policy and Procedural Manuals, Truth In Lending Legislation, Washington, Idaho, Montana and Oregon State rules and regulations, NCUA rules and regulations, Fair Credit Reporting Act, UCC, etc.)
  • Requires the ability to read and interpret documents such as credit bureau reports, debt to income ratio reports, policy and procedure manuals.
  • Ability to interpret loan documentation, write routine reports and correspondence.
  • Ability to speak effectively with borrowers and other employees of organization. Able to communicate effectively by telephone and in person.
  • Travel may be required.



Education & Experience:

Bachelor’s Degree from a four-year college/university. Five to seven years’ experience in real estate mortgage industry. Must be licensed or be able to be licensed through the Nationwide Mortgage Licensing System (NMLS). Related work experience may substitute for higher education, in which case a high school diploma is required.



  • Demonstrated knowledge of mortgage lending, compliance, regulatory requirements and managing others.
  • Demonstrated knowledge of mortgage operations including secondary marketing
  • Proven track record of leading a large-scale mortgage operation and meeting growth targets
  • Thorough understanding of the technology used in the mortgage industry to drive results.
  • Resourceful, proactive and ability to build strong relationships.
  • Ability to maintain confidentiality & strong ethical standards.
  • Actively displays diplomacy, tact and professionalism in actions.
  • Has the responsibility to have a cooperative and positive attitude toward members and credit union staff.
  • Technologically savvy, competent and able to use Microsoft products (i.e. Outlook, Word, Excel and etc.), LOS systems and other relevant software.
  • Results-driven, open-minded and self-starter.
  • Capable of managing multiple responsibilities & meeting timelines.
  • Strong written and oral communication skills.


To perform the essential functions of this position an employee must be able to meet the following workplace demands: ability to converse with others, detect sound, identify, and detect objects, count, read, write, operate a computer, handle and feel objects, reach with hands/arms and be stationary and/or stand and/or move for long periods of time. Occasionally an employee will lift/pull/push and carry up to 25 to 50 pounds, stoop, kneel, crouch, crawl, climb and be able to maintain balance doing these activities. Position requires sound reasoning, good judgement, and ability to apply knowledge toward work activities. The noise level is moderate and typical of a normal office environment.
