A private family is hiring a full-time Property Manager for their secondary residence in Aspen, Colorado, with heavier presence and activity during the winter months. When in residence, the household typically includes two adults, with occasional guest visits. The Property Manager will oversee three adjacent luxury residences.

The property manager ensures each home is guest-ready at all times and leads: preventive maintenance and seasonal readiness; scheduling/supervision of vendors and contractors; housekeeping/deep-clean coordination; vehicle and recreational equipment management; invoice/estimate tracking for approval; and organized records, warranties, and communications.

When the Principal is in residence, the property manager coordinates staff and vendor schedules, manages provisioning (groceries, household supplies, special requests), supports events/holidays, and serves as the on-site point for urgent issues.

The estate currently employs two full-time housekeepers and one full-time chef and maintains an established roster of vetted vendors. The role requires tech-systems fluency (e.g., Crestron/Lutron/AV), discretion, excellent organization, and availability during peak Aspen periods (some weekends/holidays and on-call coverage as needed).

Schedule

  • Peak season (Nov–Apr): Full-time, 6 days/week, 9:00 AM–6:00 PM.
  • Off-season: Full-time, 5 days/week.

 

Job Responsibilities.

Weekly / Ongoing

• Conduct whole-home walkthroughs across three residences; verify guest-ready standards (lighting/Lutron, HVAC/radiant heat, Crestron/Lutron/AV, automated shades, fireplaces, elevators).

• Run water lines in all bathrooms; check appliance readiness; confirm refrigerator/freezer/wine storage temperatures.

• Maintain vehicle readiness (weekly drives; coordinate routine care);

• Coordinate housekeeping schedules/supplies; ensure rooms and toiletries are fully stocked.

Manage property email and invoice preparation for Principal approval.

• Service/flush RO water systems; validate away/occupied modes across homes.

• Update iPads/remotes/control interfaces; schedule vehicle detailing and minor projects.

• Execute Principal special requests (art shipping/framing, gifts/tickets, household sourcing).

Bi-monthly / Seasonal

• Oversee window cleaning, filter services, irrigation activation/winterization, and heat-tape on/off (Nov–May).

• Manage seasonal furniture covers/cleaning; check chillers; coordinate seasonal tire/oil changes for vehicles.

Annual

• Schedule boiler/generator servicing; renew memberships and service contracts; set snow-removal schedules.

• Inspect/clean fireplaces and umbrellas; manage ski storage and other seasonal equipment transfers; test DJ/audio as needed.

Pre- and Post-Visit

• Confirm Wi-Fi/Paragon and smart-home readiness; adjust spa temps, trash schedules; transition homes into/out of away mode.

• Arrange deep cleans and personalized guest-room setups before arrivals; reset homes after departures.

General Maintenance Oversight

• Monitor systems and alarms; triage minor issues and coordinate repairs; supervise vendors/contractors on site.

• Maintain records: warranties, manuals, asset logs; manage mail (sort and escalate urgent or confidential items).

Principal In-Town — Preparations & Scheduling

• Build staff schedules; coordinate transportation/security; secure reservations, florals, and décor.

• Provision with chef: groceries and dietary items; restock alcohol, snacks, toiletries, candles/diffusers.

• Ensure interiors/landscaping are presentation-ready; manage holiday décor and package/gift logistics.

While Principal Is In Residence — Daily Support

• Coordinate dining and event plans with chef; supervise temporary/event staff as needed.

• Restock daily essentials; remain on-site and available for urgent issues, repairs, and special requests.

Events & Private Functions

• Plan and execute events (guest lists/invitations, venues, décor, staffing, security, equipment moves).

• Serve as on-site liaison through setup, execution, and teardown.

Additional Seasonal / As Needed

• Oversee recreational vehicles (snowmobiles, ATVs, Razors, motorcycles): fueling, servicing, storage, track/tire swaps.

• Supervise small repairs (cabinetry, plaster touch-ups, bulbs, glycol feeders); ensure propane/patio heaters and exterior tree lights are operational.

 

Requirements

  • Minimum five years’ Property Manager (or related private household/estate) experience

  • References from previous employers

  • Exceptional attention to detail and follow-through; personable and polished demeanor

  • Flexibility to accommodate busy periods when the family is in residence

  • Tech systems fluency (Crestron/Lutron/AV, smart home, HVAC)

  • Clean driving record; comfortable managing/operating household vehicles

  • Discretion and confidentiality

  • Work authorization: Must be authorized to work in the United States

  • Pre-employment screening: Offer may be contingent upon background and motor vehicle record checks, consistent with applicable Colorado laws and with candidate consent

 

Compensation & Benefits

Salary: $120,000  + medical and other benefits.
