A trusted title and escrow company is seeking a knowledgeable and highly organized Escrow Officer to oversee the full escrow process for residential, commercial, and refinancing transactions. This role is responsible for managing all aspects of closings—from file opening through final disbursement and recording—while ensuring compliance with legal and regulatory requirements. The ideal candidate is customer-focused, detail-oriented, and thrives in a dynamic, deadline-driven environment. RESPONSIBILITIES AND DUTIES:

  • Open and manage escrow files for various real estate transactions, ensuring complete and accurate documentation from start to finish.

  • Coordinate with buyers, sellers, real estate agents, lenders, and attorneys to facilitate a timely and efficient closing process.

  • Review purchase agreements, loan documents, and title reports to identify key closing requirements and proactively address any issues.

  • Prepare and review closing documents including deeds, escrow instructions, disclosures, and final settlement statements.

  • Conduct title searches, resolve title defects, and ensure all encumbrances and liens are cleared prior to closing.

  • Ensure compliance with all applicable state, federal, and industry regulations, as well as internal policies and procedures.

  • Communicate regularly with all transaction parties to provide updates, answer questions, and ensure alignment throughout the process.

  • Manage the collection and disbursement of funds in accordance with transaction instructions; balance files and finalize escrow accounting.

  • Record legal documents such as deeds and mortgages with appropriate county offices in a timely and accurate manner.

  • Identify and resolve discrepancies or delays to maintain transaction momentum and deliver a positive client experience.

  • Maintain professionalism and confidentiality while handling sensitive client and transaction data.

  • Support the continuous improvement of escrow processes and team efficiency.

REQUIREMENTS AND QUALIFICATIONS:

  • High school diploma or equivalent required; Bachelor's degree preferred.

  • Valid Escrow Officer License in good standing.

  • Minimum of 3 years of experience in escrow or title services; proven track record of independently managing full-cycle transactions.

  • Strong working knowledge of real estate closings, title insurance, and escrow procedures.

  • Proficiency in escrow and title software systems; ability to learn new platforms quickly.

  • Exceptional attention to detail and organizational skills with the ability to manage multiple files simultaneously.

  • Excellent written and verbal communication skills; able to clearly explain processes and requirements to all parties involved.

  • Professional, dependable, and committed to maintaining the highest level of service and integrity.

  • Ability to work effectively in a fast-paced, deadline-driven environment.
