The Property Appraiser is responsible for but not limited to;
- Conduct thorough appraisals of residential, commercial, and industrial properties, determining fair market value based on factors like property condition, location, and market conditions.
- Use standard appraisal methods such as the Sales Comparison Approach, Cost Approach, and Income Approach to assess property values.
- Gather data from property records, zoning laws, tax assessments, and other public sources, as well as from field inspections.
- Perform physical inspections of properties, assessing their condition, quality, and any improvements made.
- Take accurate measurements of land and buildings and document the key characteristics of the property, such as size, layout, and structural integrity.
- Evaluate property features such as age, structural soundness, building materials, and any depreciation or damages that may affect value.
- Prepare comprehensive written appraisal reports that summarize findings, explain the appraisal methods used, and provide clear justification for the valuation assigned.
- Travel to properties for onsite inspections, which may involve physical tasks such as measuring and photographing properties.
- Strong knowledge of local real estate markets and factors that impact property values, such as zoning laws, taxation, and environmental conditions.
- Excellent verbal and written communication skills, with the ability to explain complex valuation concepts to clients clearly and concisely.
