Our client, a real estate management company, is seeking a hands-on Maintenance Director with deep expertise in property maintenance and NYC construction compliance.

The ideal candidate will be responsible for managing all aspects of property maintenance and unit turnover while ensuring that all construction work meets NYC building codes, permit requirements, and quality standards. This leader will direct the internal crew and subcontractors, acting as the operational bridge between property management and regulatory compliance.

Responsibilities:

  • Supervise all daily maintenance operations across multiple residential properties, ensuring timely and quality completion of repairs and upkeep.

  • Manage unit turnovers from move-out to move-in, overseeing scheduling, repairs, painting, and cleaning for fast and efficient transitions.

  • Direct and coordinate the work of both in-house maintenance staff and subcontractors, ensuring accountability and productivity.

  • Oversee minor and major construction projects, ensuring work meets NYC building codes, safety standards, and internal quality benchmarks.

  • Serve as the primary liaison with the NYC Department of Buildings, managing permit applications, inspections, and ongoing compliance issues.

  • Conduct regular property inspections to proactively identify maintenance needs and ensure ongoing building integrity and safety.

  • Monitor and manage inventory, tools, and materials required for maintenance tasks and renovation projects.

  • Collaborate with property managers and ownership on budgeting, capital improvement planning, and vendor procurement.

Qualifications:

  • 3+ years of hands-on experience in maintenance and construction, with at least 2 years in a leadership or supervisory role in NYC real estate.

  • Strong knowledge of NYC construction codes, DOB permitting processes, and compliance protocols.

  • Proven ability to lead, schedule, and manage a team of maintenance technicians and subcontractors effectively.

  • Demonstrated experience in residential unit turnovers, including managing timelines, quality standards, and tenant readiness.

  • Exceptional organizational and time-management skills to balance urgent repairs, scheduled work, and long-term projects.

  • Excellent communication and interpersonal skills to coordinate with city officials, vendors, staff, and tenants.

  • Proficiency with maintenance management systems and digital work order platforms is a strong plus.

  • OSHA certification or equivalent construction safety training is highly preferred.
