Key Responsibilities:
- Market and promote property management services to local agents and potential clients.
- Communicate with real estate agents concerning rental listings and applications in process.
- Maintain consistent communication with property owners regarding vacancies, leasing activities, applications, new tenants, lease renewals, and property-related legal matters.
- Advise owners on necessary actions and funds required to maintain properties.
- Approve or disapprove applicants after thorough screening, including credit reports and owner consultations.
- Prepare all management leases and ensure collection of certified funds and security deposits.
- Monitor unpaid rents, issue delinquency notices, and initiate legal actions as needed.
- Conduct, coordinate, and review property surveys and inspections, including renewals and maintenance oversight.
- Stay informed on maintenance needs, inspections, accounting, and other property-related items.
- Handle property legal matters, including issues with HOA, condo associations, or formal complaints.
- Utilize knowledge of accounting/bookkeeping fundamentals to manage property finances.
Qualifications:
- College degree preferred or equivalent combination of training and experience.
- Experience in real estate or property management, preferably in residential or commercial property management.
- Must be licensed to practice real estate in the jurisdictions (VA Real Estate License)
- Excellent verbal and written communication skills.
- Ability to work independently and maintain a flexible schedule.
- Knowledge of accounting/bookkeeping fundamentals is helpful.
- Daily travel using a personal vehicle.
